        Determining Your Listing (Asking) Price: I will find the current market value of your home by comparing it to recent sales of similar homes in your neighborhood. This method is known as Comparative Market Analysis (CMA).
            Because the value of any home is the price agreed upon by a willing and able buyer and a willing seller, it cannot be exactly determined before a contract is negotiated and executed. But by knowing the recent sale prices of other homes like yours an estimate can be made.
            I will also find out the listing (asking) prices of actively for sale homes similar to yours to see what kind of competition you will have in the marketplace.
            By analyzing this data a listing (asking) price can be suggested.

Your Home's Value 

            Listing Contract: The time and terms of your listing agreement with me is negotiable. There is no such thing as a "standard" commission rate. We can custom design a listing contract that works for you.
            There are specific disclosures required by Florida Law that you will have to complete. I will explain each one and make sure they are correctly filled out.

           
Advertising and Marketing Your Property: Recent data has shown that over 80% of all buyers begin their search for a home, condominium, or land on the internet. I have several websites including EyemarkRealty.com, GainesvilleFloridaHomes.com, and GainesRE.com where I will place a detailed description and photos of your property. This will automatically place your property in numerous other websites depending on its characteristics. A list of these sites is at Marketing Sites.
            If you agree to a Multiple Listing Service (MLS) Listing Agreement, I will place your property in the local Gainesville Multiple Listing.  This will also automatically place your property in Realtor.com.
            I am also a member of many networks in which brokers and agents show each others listings on their websites.


            Cooperating With Other Agents: I will cooperate with any and all other licensed real estate brokers and agents affiliated with other real estate companies.

            Showing Preparation Recommendations: Because it is important for a potential buyer to have a good first impression of your home or building, I will make suggestions to enhance the exterior and the yard. Because it is important for a buyer to be able to picture themselves as living in the home or using the building, I will suggest ways to enhance the interior.

            Showings to Potential Buyers:  If your home is vacant I will place a Lockbox on it so that other realtors can show it to buyers at any time. If you are still living there or have tenants occupying your home, a lockbox can still be used, but showings can be arranged by having realtors call first to make sure it's OK at a particular time.

            Qualifying Buyers: A serious buyer should be qualified by a lender before making an offer. I will try to have potential buyers ready and able to obtain a mortgage loan from a bank, credit union, mortgage company, or private source.

            Negotiating Offers:  All offers no matter their price and conditions should be analyzed and discussed. Many times a low offer can be increased through negotiations. Sometimes timing and contingencies can be as important as the purchase amount. I will do my best to obtain the best possible price, conditions, and timing for you.
            I will explain in detail all of the transaction documents: Agreements, Contracts, Disclosures, Addendums, Riders, and Attachments.
            You can expect a Net Proceeds Calculation for each offer so you can see approximately how much you will receive at closing. 


            Choosing a Closing Agent: In the Gainesville and North-Central Florida area it is traditional for the seller to choose the closing agent. The closing can be handled by a real estate attorney (lawyer) or by a title company. Which one is best depends on personal preference and the complications of the transaction. I can make suggestions as to who would be appropriate for you.

           
LEGWORK:  Because Time is of the Essence in most contracts, I will strive to have all documents completed, collected, and delivered in a timely manner. I handle this in person and by using email, fax, FedEx, UPS, and U.S. Mail.
            I have been involved in numerous closings where either the buyer or seller or both could not attend in person.

           
Inspections and Repairs: Most contracts will require you to allow the buyer to make inspections and request that specified repairs be completed before the closing. I will meet inspectors, appraisers, surveyors, and repair contractors at your home to give them access and obtain information.

            The Closing: The closing agent will collect the buyer's down payment and loaned funds. Then money will be disbursed to pay off your mortgage and make payments to whomever else has been involved such as real estate brokers and repair contractors. You will receive your net proceeds from the sale. A deed will be prepared to transfer ownership from you to the buyer.
 
            After the Closing: I will keep copies of your documents. If you need something, don't hesitate to contact me no matter how much time has passed since your sale closed.
